The East Bay case
Oakland and Berkeley keep the urban texture: restaurants, culture, walkability, better prices per square foot. Through the tunnel, Walnut Creek, Lamorinda, and Danville trade urbanity for space, sun, and schools. The tax: bridge or BART commutes into SF, and summer heat past the hills.
The Peninsula case
San Mateo and Redwood City sit in the commute sweet spot between SF and Silicon Valley: Caltrain on one side, 280 on the other. Housing costs more than the East Bay, and it buys weather most of the state envies plus shorter drives to the tech campuses. Higher still sit Menlo Park and Palo Alto: a different budget league entirely.
What it means for the move itself
Both are local moves for us: hourly, one day, done. The difference is planning: East Bay hills mean driveway logistics, Peninsula complexes mean COIs and elevator windows. Either way, the drive across is our problem, not yours.
